How It Works

Calculation Logic

This tool sums every individual closing fee you enter to produce a total estimate. It also calculates what percentage of your loan amount that total represents, so you can quickly gauge whether your costs are in the normal 2%–5% range. The pie chart visualizes how much each fee category contributes to the total.

How to Use

  • Enter your loan amount and select your state cost tier (low-cost states average ~1%, typical ~2%, high-cost ~3%).
  • Input each fee line item: appraisal, credit report, title insurance, origination, recording, and any other fees.
  • Click Estimate Costs to see the total and percentage of loan.
  • Use the Export button to save your estimate as a text file.

Pro Tips

  • Title insurance is often the biggest line item: Shop around. Title rates can vary by hundreds of dollars.
  • Ask for a lender credit: Many lenders will raise your rate slightly in exchange for covering some closing costs.
